Cohen Filippini Solicitors are a dynamic young firm, established in 1997, specialising in residential sales and purchases, remortgages, equity release, right to buy, affordable housing and property transfers (for example following a marriage / partnership breakdown) together with auction services. In addition, the firm also offers a fixed fee service for drafting and preparing wills and dealing with estate and probate matters.

Our aim is to provide a fast, cost-effective and highly personal service. We are aware that the legal process can seem daunting, particularly to first-time buyers, and Emma Filippini and her specialist team will communicate with you in plain English. Emma obtained her degree from the University of Sheffield, qualified as a solicitor in 1997, and established Cohen Filippini in the same year.
Emma specialises in residential conveyancing, including the purchase of new-build homes, shared-ownership matters, shared-equity schemes, and buy-to-let transactions.
We will always provide you with a fixed fee quote at the outset, based on numerous factors including the property value and location; the work we believe will be involved and any additional information you provide.
Once we have further information, we are usually in a position to update the breakdown of any anticipated disbursements and additional fees.
Occasionally we may charge you on an hourly basis for the work we conduct, we will notify you of this.
The estimates above do not include stamp duty or land tax, which may be payable depending on the purchase price of your property and whether it is your primary residence.
Conveyancing fees for selling a property are generally cheaper than for buying a property.
As a rough guide, our typical costs for conveyancing start from 300 + VAT, with the fees being payable upon completion of the transaction.
