Richard Kanani and Co. are the only firm of conveyancing solicitors in Hampton Hill. Established well over 20 years ago and devoted exclusively to conveyancing, we pride ourselves on providing a personal quality service. Moving home is a stressful experience. It is time-consuming, there are often urgent time-scales to be met and there is a lot at stake if things go wrong.
Our aim is simply to ensure that the legal side of the process is as quick, efficient and trouble-free as possible. Richard is the firms' principal and, having obtained a first class honours degree in property law and the Maxwell Law Prize as the best student of his year at his university, qualified as a Solicitor in 1988. At Richard Kanani & Co. we always provide our clients with a full written report on any property purchase prior to Exchange of Contracts.
Some Solicitors and Licensed Conveyancers will ask the clients to attend the office to sign the Contract without a report. We believe that this takes up your time unnecessarily and that the meeting is rarely much use, as it is impossible for the client to assimilate all the information in such a short period of time.

I would like to take this opportunity to thank you and Katie for all your hard work to date.
Laura and I have been extremely impressed by the service you have provided us and we would not hesitate to use you again in the future.
We have found the whole process of getting on the property ladder mildly traumatic but you and Katie have done a fantastic job at making the purchase of the above property as stress free as possible!
I shall recommend you to all I know who are moving and will certainly use you again if we move ( not for a while though one hopes!)

Unlike estate agents we do not work on a "no sale, no fee" basis.
If the transaction does not proceed for whatever reason you still have to pay our charges for the work we have carried out on your behalf.
We offer abortive insurance on purchases to cover our fee, survey and lender's fees.
The premium for this insurance is only 39.90 when purchased alongside the usual search bundle.

If there is any other additional legal work required that is outside of a normal residential conveyancing transaction and that is be subject to an additional legal fee, we will advise you before undertaking any such work.
We will list these on your estimate so you can see what additional costs may be payable to third parties in your transaction.
If you are selling a Leasehold Property, we will need to request a leasehold Information Pack from your Freeholder/Managing Agent and they will charge a fee to supply this.
