Services
We have many years of experience in property law and specialise in residential conveyancing.
Your property move being handled by one of our qualified Licenced Conveyancers or Solicitors, who are supported by our excellent team of Conveyancing Assistants.
We make sure everyone who needs to know does know, so that there is no time lost in achieving results.
If you are planning on re-mortgaging your home to release equity, or take advantage of a better interest rate, your lender will require you to instruct a lawyer to deal with the legal work, including discharging your existing mortgage and registering the new one.
Fee structure - Our fees are based on the value of the sale, purchase, or re-mortgage and whether or not the property is freehold, or leasehold.
No additional charges - For items such as acting for your lender, or completing the stamp duty land tax return.
Disbursements - In addition to our legal fees, there are certain charges known as disbursements which are common to all transactions and are unavoidable.
The cost of the local search varies depending on the location of the property.
Stamp duty is the biggest disbursement on any purchase.
You will need to verify your identity.
You will also receive a copy of the Draft Contract to sign.
Buyer's solicitor receives search results, checks the legal documents and raises additional enquiries and reports to Buyer.
Transfer Deed is drafted by Buyer's solicitor and sent to you to sign in time for completion.
We forward our Financial Statement to you once we receive redemption figures from your Lender and the Agent's commission account.
Buyer's solicitor sends us funds on completion day.
We ask the Agents to release keys to the Buyer and the property is now legally the Buyer's.
The honest answer is 'we simply do not know'.
If a buyer has cash, all the legal documents are satisfactory and the property is empty, then completion could take place in a matter of days.
A typical freehold transaction takes about 6 to 8 weeks.
You should allow longer if you are selling or buying a leasehold property.
Where there is a chain of people involved, and each party has to arrange a mortgage, several weeks can go by with little apparent progress being made.
It is useful to establish at the outset, whether the chain of buyers and sellers is complete and whether each party has their financial arrangements in place.
