Any client wanting to attend the office for any reason should telephone to arrange an appointment first even if your only reason for attending is to drop off paperwork (during our working hours). You will be asked to bring a face-mask with you and to wear the same throughout the duration of your visit. Hand sanitiser will be provided, and please use the same on entry to the office.

Services
With roots in Waterfoot in the Rossendale Valley dating back to the 1920s, our experienced team of solicitors has been providing expert legal advice for many years.
We are proud of our history, and with that foundation are able to adopt a 21st century approach to legal work, embracing technology where that can benefit our clients.
We specialise in numerous fields of law, prioritising a quality and professional service.
Our team all have specific areas of expertise, meaning that they can focus on providing you with the best legal advice.
Moving house, is a very stressful experience and the last thing you want is delay in the legal process.
Your specialist conveyancer will guide you through the process and is committed to providing a speedy, professional and personal service without cutting corners.
Wherever possible we use the latest technology to obtain information and documentation electronically in order to minimise delay.
Where possible we communicate with you by email for speed and convenience and we now also provide updates via an IOS/Android app which lets our clients track progress throughout the transaction.
Making a will can avoid disputes and uncertainty by ensuring that your estate is distributed in accordance with your wishes rather the dictates of government or next of kin.
Instructng an expert to prepare it ensures that the wording is clear and unambiguous, and that it complies with all the complex legal requirements.
We can usually work to a fixed fee for this.
Alongside a will, we will usually talk about a Lasting Power of Attorney to enable a close relative or friend, or even a professional advisor, to look after your financial affairs or your welfare if you are unable to do so for any reason.
The exact cost will depend on the individual circumstances of the matter.
For example, if there is one beneficiary and no property, costs will be at the lower end of the range.
If there are multiple beneficiaries, a property and multiple bank accounts, costs will be at the higher end.
There is no inheritance tax payable and the executors do not need to submit a full account to HMRC.
Disbursements are costs related to your matter that are payable to third parties, such as court fees.
We handle the payment of the disbursements on your behalf to ensure a smoother process.
For most people moving house, buying a new home or selling your existing home can be one of the most stressful times of your life.
Our residential property conveyancers understand this.
They also understand the importance of communicating with everyone involved in the process and acting quickly so there are no delays.
Most work is conducted at a fixed price.

Our conveyancing department offers a high-quality property service which is pro-active and competitively priced.
