Once enquires have been answered we will make arrangements for your to sign the Contract and additional papers.
We will also take your instruction regarding completion dates.
Prepare a completion statement letting you know the amount of monies we will require to complete your purchase.
Complete your purchase and then deal with any stamp Duty/Land Tax that may be payable on your purchase.
Deal with the registration on your property and await the application back from the Land Registry.
Prepare the draft contract and send you the Protocol forms (Property information forms and fixture and fittings forms).

Freehold sales: - our fees range from 295 plus VAT upwards together with additional disbursements such as Office Copy Entries 6 bank transfer fee 25.
Leasehold properties tend to take longer because of the additional information that is required from the management companies who charge an additional fee.
Freehold purchases: - our fees start at 325.00 plus VAT upwards.
Additional disbursements will also be payable.
These include H.M. Land Registry searches 12, bank electronic fee 25 and H.M. Land Registration fee which is dependent on your purchase price.

Your compliant will be investigated.
The Legal Ombudsman requires a response within 6 weeks of receiving your Complaint but Mr John Crabtree will aim to reply sooner if possible.
If we are unable to resolve your complaint then the Legal Ombudsman can help you.
The Complaint to the Legal Ombudsman should be made within six months of receiving a final response to your complaint and no more than six years from the date of act/omission or no more than three years from when you should have reasonably have know that there was a complaint.
Your compliant will be investigated.
