Pain Smith Solicitors
We are a specialist property law firm with a wealth of expertise in dealing with this complex area of law. Whether you are a property owner; letting, managing, or estate agent; surveyor; landlord; or tenant involved with commercial or residential property we have the skills and experience to bring or defend a range of claims. Richard Pulford will again be taking the session on behalf of PainSmith and the title of the course on this occasion is 'Landlord repairing obligations and access requirements.'

Our Document Vault has now been finalised for the year to include up to date versions of the relevant documents for our helpline subscribers. As we mentioned in late June, this now includes a number of new documents which have not been available in the past through this service. Further details are set out in. Emma qualified as a solicitor in 2010 after completing her academic training at Bournemouth University and the University of Law, Guildford.

Emma specialises in all aspects of property litigation and can assist in resolving most disputes, regularly acting for landlords and land owners in connection with dilapidations disputes, forfeiture and possession claims, land registration disputes, building and boundary disputes, and recovery of arrears and other debts.
Services
PainSmith Solicitors specialise in commercial and residential lettings and residential long leases.
This is different from many more traditional firms of solicitors where individuals are frequently moved between departments or cover a large number of different areas of law.
Since all of our team work solely in residential and commercial property they have practical experience and knowledge that is unmatched elsewhere in the legal sector.
We are not simply 'eviction specialists' (although we lead the field in that area too) but cover all aspects of property law and have particular strengths in more complex areas such as residential agricultural tenancies, tenancy deposits and the new Housing and Planning Act 2016.
PainSmith solicitors offer a wide range of services to Landlords, Tenants, Freeholders, Leaseholders, Block Managers and Letting Agents.
We specialise in all aspects of landlord, tenant, long lease and property agency work and can advise on tenancy creation, disputes, agency relationships, long lease, block management and service charge issues.
We also provide training services, a highly respected telephone helpline service and a wide range of documents.

We want to make working with us as simple as possible.
This section sets out much of what you will need to know about how we operate and what you can expect from us.
We want to be as open as possible in our dealing with clients so that you can be confident in our services.

PainSmith recognise that solicitors have a poor (but often well deserved) reputation for charging substantial fees while not being very clear how they have been incurred.
Being based outside London we incur lower office costs.
We pass these on to our clients and we are proud of our ability to stand our ground with high-cost City firms while still retaining a more economic fee structure.
Many of our clients are based in London and we believe that this is testament to our ability to attract clients who have the pick of the country's leading firms.
In general the Court will order the losing party to pay the legal costs and expenses of the winning party.
In certain circumstances the Court will only allow the award of fixed legal costs particularly where the other side fails to defend a claim.
Sometimes fixed costs are recoverable without an order being made (e.g. when a bailiff is requested to enforce a possession order).
Previously known as "Legal Aid", eligibility depends upon the party's financial situation and the merits of his case.
Applications are made to the Legal Services Commission.
