Services
Formed in 1867 by Hugh Davidson and John Shirley, the firm has always had its place of business in the Royal Burgh of Lanark.
These days our clients are spread all over Scotland, the UK and the world.
However, we at all times try to keep the local firm ethos of direct and personal contact with our clients.
We pride ourselves on getting to know our clients, so we can work closely with them to get the best possible outcome.
Davidson & Shirley has three highly-respected and experienced directors, James Robertson, William Tennant and Robert Colin Gray.
Buying and selling a home can be a daunting and stressful process.
We aim to make the process as painless as possible.
Our solicitors have a wealth of conveyancing experience and we undertake property-related work on a daily basis.
This means we have the experience and expertise necessary to complete even the most complex of residential conveyancing transactions quickly and efficiently.
Conveyancing can seem like a confusing, complex process, but we can help make the process simple for you.
First, the potential purchaser notifies their solicitor of the property they wish to purchase.
Buying your first home is an important and exciting milestone.
At Davidson & Shirley, we will be with you every step of the way, keeping you informed of market conditions and, once you have found a property, at every stage of the conveyancing process.
We are upfront about the costs involved and aim to complete all purchases as quickly and cost-efficiently as possible.
We have recently been helping first-time buyers get on the property ladder in Thorntonhall, Lockhart Gardens, Glen Shee Court and Cherry Hill.
Mortgage discharge is the legal process of removing a security over a property once a mortgage has been paid off.
It results in the title documents being cleared of the charge on the property.
This means the rights the lender had over the property when the mortgage was agreed are removed and the owner is given clear title.
First, your mortgage lender will probably contact you to let you know the mortgage has been fully paid.
Your solicitor will draw up a discharge based on the terms of the title deeds and then send this to the lender.
While surveys can seem like an additional and avoidable cost when buying a home, where serious problems with the condition of the property are identified before the transaction is concluded, this can save you a considerable amount of money down the line.
As part of our comprehensive conveyancing service, we will provide advice on the most appropriate survey to instruct and what to do if a survey detects problems, for example renegotiate the sale price.
A single survey - provides details of the property's condition, such as the state of the walls and roof, and a valuation of the property.
